Project Feasibility Studies

We work with my clients from the moment they begin considering a property, or numerous properties. We will assist in the determination of the highest and best use of the land. All local and relevant requirements will be researched and carefully considered including; zoning requirements, such as gross development area, landscape, parking, traffic, and setbacks, to mention a few. Upon establishing the design perimeters, this may then translate into a realistic economic development spread sheet, with a clear financial understanding

Preliminary Presentation / Funding Acquisition

Upon establishing project land use requirements and identifying all other design perimeters, We will prepare color renderings, both 3-D perspectives and site plans which are indispensable tools in funding acquisition.

Programming

We carefully review with clients the functional and spacial requirements for each project; site, urban development, and building envelope. Programming studies develop detailed requirements for the project, including design objectives, criteria, gross area, space requirements, spatial relations. The work will include space schematics, flow diagrams, functional relationships, access, and circulation. This will include zoning and code analysis as external drivers for project design requirements.

Design Workshops

A very important first step in project programming is the gathering of information. This may be conducting with a project design workshop. This is critical step for larger multi-department offices, institutions, and industrial clients. These workshops are generally a 2-3 hour session involving, but not limited to, owners, managers, employees and the design professionals.

We will facilitate design workshops. It is essentially a brain storming session; where individuals are free to discuss functional aspects of their existing work environment and wishes for future space. This applies to both remodels and new construction. Issues such as flow of work, flow of people, department adjacency needs, area requirements, room needs, are documented and graphically developed. Questionnaires are developed specifically for the project and circulated among the user group for more detailed information.

Design Documents

The most commonly defined project sequencing establishes five project phases; Schematic Design, Design Development, Construction Documents, Bidding or Negotiation, and Construction Contract Administration. Our firm provides full design services for all conventional aspects to the project.

Schematic Design – This phase establishes the general scope, conceptual design, scale, relationships of the project.

Design Development – This phase typically includes fully developed floor plans, sections, exterior elevations, interior elevations, reflected ceiling plans, wall sections, and key details.

Construction Documents – This phase will include final detailing, project specifications, systems selection, final material selection of products and manufacturers. The documents are intended for permit submitter and to solicit General Contractors for bidding project.

Bidding or Negotiations – Architect will assist Owner in the selection of a well qualified builder for the construction of the project. This may include establishing a short list of qualified general contractors, or in the case of a public work project assisting the Owner with published invitations for public bid. THe architect will review all bids with the owner and provide advice and recommendations for final contractor selection.

Construction Administration – Architect will serve as the Owner’s advocate during the Construction process, including site visits at appropriate intervals, chair regular project meetings, process change orders, process payment requests, and advise Owner on project schedule and budget requirements.
