Swerhone Architecture served as the prime consultant to the redevelopment of a 2.52-acre light industrial site in Clark County, WA, for longtime local business Hiller Properties. Full services were provided for both land use and building design. After a fire destroyed two warehouse buildings totaling more than 17,000 square feet, the owner saw an opportunity to reimagine and maximize the site’s development potential.

The new plan introduces three modern light industrial buildings totaling 21,000 square feet. These new structures will complement an existing 12,600 square foot office and warehouse facility occupied by Harlen Drywall Company, which remained intact and in operation following the fire. Together, the buildings will provide a total of 33,600 square feet of functional space for light industrial use.

Working closely with property owner and general contractor Tim Hiller, along with civil engineer Bob Carpenter, Derrick Swerhone helped lead the site planning effort. The project required navigating complex Clark County land use approvals due to the site’s proximity to protected wetland and riparian zones, as well as meeting current stormwater management regulations.

Swerhone Architecture served as the applicant of record for the project, managing the full land use entitlement process and coordinating three separate building permit submittals. As of July 2025, all permits have been approved, and construction is underway.
