Mixed-Use Community Development

Swerhone Architecture is proud to collaborate with Transform Northwest (TNW) on the planning and design of a visionary multi-phase, mixed-use development in Vancouver, Washington. Located on a 10.45-acre site within the MX Higher Density R-18 zoning district, the project blends residential, commercial, and community spaces to create a vibrant, integrated neighborhood.

The site presents both opportunity and complexity. While the property includes 5.2 acres of designated critical area wetlands and a 0.15-acre sanitary sewer easement, Swerhone Architecture has successfully identified 2.26 acres of net developable land, plus a 12,000-square-foot landlocked parcel in the northeast corner that TNW plans to access via easement.

Phase I – Residential Duplexes (0.70 acres)

The first phase includes four residential duplex lots, aligning with the city’s mixed-use zoning goals by contributing needed housing and establishing a foundation for future phases.

Phase II – Commercial Office Space (0.48 acres)

Next, a 5,000-square-foot, single-story office building (Group B occupancy) will add commercial value to the site, supporting local jobs and professional services.

Phase III – Community & Family Life Center (1.3 acres)

The heart of the project is a 20,000-square-foot Community and Family Life Center, which will require a Conditional Use Permit. This multi-functional facility will feature:

  • A 6,000-square-foot gymnasium

  • Office and educational training spaces

  • Counseling rooms and food service areas

  • Spaces for recreation and community support

Through thoughtful land use planning, Swerhone Architecture is helping Transform Northwest fulfill its mission: to build strong families, provide essential services, and foster long-term community impact.
