Corvalis Commons PUD
This 3.9-acre site is located less than three miles from Oregon State University. The land is zoned high density (RS-20), allowing for a minimum density of 20 units per acre. Corvallis, Oregon, is the home of Oregon State University, a city that is chronically short of affordable housing, particularly near the university.
Corvallis Commons will be a vibrant, livable community, providing homeownership opportunities for a wide range of neighbors. It is anticipated that the residents of this development will be urban dwellers looking for a starter property. It is believed that the main pool of these residents will be from local markets, from Portland to Eugene, Oregon State University students, and parents of the students.
The basic site design is organized to encourage a sense of community among the residents, with friendly streets, a variety of home designs, generous open space, and ample parking. The development provides open space in excess of the 25% minimum requirement. The total number of units is currently 88 townhouses.
The proposed development consists of townhouse-style residential units. The homes are (3) three-story, typically wood frame, with an overall height of 35′-0″ from grade to the highest point at the roof ridge. Each unit has one parking space in the enclosed garage at grade, with another parking space in the driveway. All units have (3) three bedrooms, with (2) two of the bedrooms located on the third floor with the third bedroom at grade, with a doorway directly to the rear of the home. The square footage of the individual home is
1,459 SF of finished floor area and 377 SF of unfinished garage area, for a total of 1,836 SF.
A variety of floor plans provide for optional upper-floor decks from both the second and third floors.
The architectural design provides a variety of elevation options for exteriors. The basic palette of materials includes 8″ lap siding, painted hardi-board in shingleside pattern, horizontal cedar trim, and decorative trellises and brackets. The buildings are arranged in 4-plex, 5-plex, and 6-plex configurations, with each unit entrance clearly identified and distinctly presented.
