Residential Infill Development in Downtown La Center, WA

Swerhone Architecture is partnering with Advanced Pro Builders on a design/build infill collaboration that reflects the City of La Center’s vision for a more connected, livable downtown. The site is located within the City’s newly established Downtown Subarea — an overlay district created to guide reinvestment, encourage diverse housing options, and strengthen the historic town core. As one of the first projects to move forward under this new framework, the Jade Oak development is a visible and meaningful early step toward the community’s broader revitalization goals. In many ways, this small infill project may serve as a seed for the downtown growth La Center is working toward.

Preliminary site and civil plans were prepared by Jolma Design of Battle Ground, WA. The Jade Oak project consists of two residential four-plex buildings, each situated on a separate but contiguous lot. The buildings are designed as two-story, wood-framed townhome-style units with attached garages, individual front entries, and private fenced backyards. Residents will also enjoy convenient access to community parks and open spaces, recreational amenities, and the historic downtown core with its mix of restaurants and local businesses.

The Units

The project sits within the City’s MDR-16 zoning designation, which permits 16 dwelling units per acre. Both lots are 0.23 acres, allowing four units per lot and eight total units across the development. Each of the eight homes is designed to offer comfortable, functional living for families and residents looking to put down roots in La Center. The two-story attached homes feature three bedrooms, two and a half bathrooms, and approximately 1,400 square feet of living space, along with an attached garage. The layout balances privacy with the feel of a connected neighborhood — a fitting reflection of the community they will help shape.
