Adaptive Reuse of Warehouse into Worship Space

Swerhone Architecture is proud to lead the transformation of an existing 4,335-square-foot warehouse into a vibrant new place of worship for Impact Church in Pasco, Washington. This adaptive reuse project involves a Change of Occupancy, converting the space from an S-1 (storage) to an A-3 (assembly) occupancy, as defined by current building codes. 

Because of this classification shift, the building is treated as new construction and must meet all A-3 occupancy code requirements. As a result, the design includes extensive upgrades to meet seismic safety and energy efficiency standards. The project also incorporates a new fire sprinkler system, updated HVAC and electrical systems, and full ADA compliance—including accessible restrooms and code-compliant exit pathways. 

Prior to the building permit approvals, the project is undergoing a thorough land use review process with the City of Pasco Planning Commission to obtain all necessary approvals. 

This remodel reflects our commitment to creating welcoming, safe, and fully functional community spaces while navigating the complexities of code compliance and jurisdictional requirements.
