Evergreen Landing

Derrick Swerhone of Avalon Architecture & Planning, LLC collaborated with Gray & Associates, a retail real estate specialist, to master plan Evergreen Landing, a 31.2-acre commercial site in East Vancouver, Washington. The development plan proposed a total of 340,800 square feet of retail space, divided equally between a 170,000 SF Big Box anchor component and 170,800 SF of Specialty Box retail.

The site was strategically planned to maximize functionality, access, and visibility, with parking provided at a 4 spaces per 1,000 SF ratio to support high-traffic retail tenants. The layout emphasized efficient circulation and strong visual presence for all retail units, designed to attract national and regional retailers to the growing suburban market.
